  • What is Wheel Base?
    Wheel Base is a private, personal warehouse facility for car collectors, motorsports enthusiasts, RV/boat owners, hobbyists, or anyone who needs extra space.
  • Do I own my condo unit? 
    YES. These are fee-simple garage condos that are owned in a way that is similar to how you would own a residential condominium.
  • How many condos are there and what are their sizes?
    There are 46 garage-condo units in total, with sizes ranging from approximately 675 sf to 2,475 sf. The average condo size is 1,125 sf. 
  • What are condo unit depths, widths and heights?
    Condo depths range from approximately 42 to 62 feet. Widths range from approximately 16 to 40 feet. Ceiling height under the roof deck reaches up to approximately 20 feet.
  • Are these condos tall and deep enough for a motorhome?
    YES, especially in the buildings with deeper condo units. All condos will also have one or more oversized, 12’ x 14’ garage doors for easier maneuvering.
  • How large are the optional mezzanine areas in each condo unit?
    Mezzanines can increase usable floorspace by approximately 30 – 50%. Mezzanines can be adjusted in height so that you can park vehicles underneath them, even with car lifts.
  • What standard amenities are included in every condo?
    Air conditioning, bathroom, utility sink, a generous LED lighting package, ample electric service, multiple outlets, electric garage door, natural light, high speed internet and wireless router, 96′ ceiling fan, covered pedestrian door with electronic security lock, personal parking in front of each unit, and more.
  • What options and upgrades are offered?
    Custom upgrades available at additional cost include many floor options, mezzanines (lofts), upgraded ceiling fans, vehicle lifts, coffee bars or other cabinetry, enhanced lighting, video surveillance and expanded security system, and more.
  • Are there restrictions on the use of my condo? 
    YES. You may use your condo as you see fit. However, any use that creates excessive noise, dust, hazardous materials or pollutants, or result in obvious fire hazards or negatively impact the reasonable use and enjoyment of other units are not permitted. You’ll get a chance to review and accept the formal, detailed Garage Owners Association Rules and Regulations before the purchase process.
  • Can I rent out my condo? 
    YES. Tenants must follow the rules and regulations of the Garage Owners Association and acknowledge them upon lease execution, but beyond that, you are free to rent your unit.
  • Can I live in my condo?
    NO.
  • Can I work on my vehicle in my condo unit or use it for a hobby/workshop?
    YES. You can do almost anything you would ordinarily do in your home garage, as long as your work or hobby does not reasonably interfere with the enjoyment of other condo occupants and does not violate any of the restrictions in the association rules.
  • Can I operate a business from my condo?
    NO.
  • Will there be a bathroom inside each condo?
    YES, and all bathrooms are ADA sized.
  • Will the facility have an owner’s lounge?
    YES. The Wheel Base Owner’s Lounge is there for your benefit and use. With a prep-kitchen, bathrooms, shower, laundry facilities and lots of comfortable seating and big screen TVs, the Owner’s Lounge can be used for private events; from birthday celebrations to group meetings for car clubs and enthusiast organizations.
  • Will the complex have a security system?
    YES. Wheel Base is a private, gated community with strong security features such as high perimeter walls, controlled access, security lighting, plus video of the drive aisles and key perimeter areas.  In addition, all individual condos are hard-wired for UL approved security systems and can be further monitored by the individual owner.
  • Can I access my condo 24/7?
    YES. There are no access restrictions, day or night for owners.
  • Are there other amenities on-site such as an RV clean-out station?
    YES. A waste station will be conveniently located within the complex. In addition, Wheel Base will have a well-equipped detail bay for owner’s use and an available overflow parking with spaces for lease.
  • Are there ongoing costs associated with my condo? 
    YES. There will be Garage Owner Association (GOA) fees and an annual amenity fee. These fees cover almost everything outside of your condo and include the cost of an on-site manager.
  • What is covered in these fees?
    Care of the owner’s lounge and other common spaces, including the landscaping, exterior lighting, water, internet, monitoring, on-site manager, insurance and other operating expenses such as reserve funds for future updates.
  • Who pays for the electricity in my condo and what are the specs?
    Each owner pays for their individual use only. Each condo will be individually metered by FPL and will have a 100 to 125 amp sub-panel, single phase, 120/208V.
  • What are the walls and windows made of?
    All exterior walls are made of reinforced CMU (Concrete Masonry Units – Concrete block) and the windows are impact resistant glass.
  • Is there additional storage on-site?
    YES. There is a 29,000 SF gated, outdoor parking lot for oversized vehicles (R.V.s, boats, car haulers, etc.) with 47 spaces. These spaces can be leased.
  • Are the units built to stand up to a hurricane?
    YES. The complex is constructed and certified to withstand Category 4 hurricane strength winds (up to 150mph). In addition, our condos are built on high land, at over 41 feet above sea level.
  • Is back-up power available?
    YES. The owner’s lounge will have back-up power which includes critical security, safety and access control functions.  In addition, some condos will have the ability to have back-up power units installed.
  • Do the condos have fire sprinklers and fire alarms?
    YES, All condos and the owner’s lounge have fire sprinklers and there also are 1-hour, fire rated, insulated walls separating the condo units.
  • Is financing available?
    YES. The condos are treated like standard condominium units and can be financed.
